We have a 3-family building with parking garage and three floors over parking for a total of four floors.
According to the IBC, a standpipe is required; my question is - is the standpipe required in all stairs? We have two stars which are less than 30-feet between the stairs. Thanks in advance. Sent in anonymously for discussion. Click Title to View | Submit Your Question | Subscribe

Check IBC (or your state's version of it) around section 905.4, 905.5, and 905.6.

To add to Pete's IBC reference. Are all the stairwells a "required interior exit stairway"?

NFPA 14 - 19' 7.3.2.5 allows for a single hose connection between two "OPEN" stairs within the "OPEN" corridor.

Dan, do you know if this would be applicable in a stairwell where there's a 2 hour barrier cutout with automatic closing walls if there's a fire? I hadn't thought about that until today.

From a responding department perspective, breaking a rated enclosure without having an active and already available water supply would be a big red flag. If the stairwell becomes a rated enclosure during a fire, I would provide the hose valve connections within the stair rated enclosure.

If the stairs are enclosed and separated then I would say the answer of providing 2 standpipes is yes. In the end, you do want to provide the FD the best approach to controlling and suppressing the fire condition.

Depending upon the layout of the stairwells, it may be possible to have standpipe risers in two of the stairwells and have a hose connection between the two. 14 spells out the parameters for this approach.

To add my two cents on Josh’s sub question, when designing, I would look at the worst case scenario the fire department could arrive at. If there is a 2 hour fire wall that closes upon fire, then design with the wall closed, not open.

I have a tangential question relative to 905.4 provide a class I standpipe at "...each story above and below grade plane." Does this mean a standpipe connection is not needed at the ground floor? I've brought this up to numerous design/build sprinkler subs and they all say a connection is required at the ground floor. thanks
