I have a 5-story building going up with 4-story residential over 1-story parking.

Potentially if you have a pedestal building. which requires a 3 (or 2?) hr horizontal fire separation between the first floor parking and the remaining R occupancy. Mix of ch 504 and 510 of ICC.

The scoping Code (e.g. IBC-2021) identifies where an automatic sprinkler system (ASPS) is required based on the Occupancy Classification(s) (OC) assigned to the building and/or “Specific Building Areas and Hazards”.

No. With a Parking Garage directly below the R Occupancy, the Garage now needs an NFPA-13 system. Based upon the information provided, the chances of the highest Floor Landing being above 30-Ft. are good.

Per the 2021 IBC If you building to the top floor is mor than 30 feet above FD access, 13R is not allowed. This is new to the 2021.

The building height can be increased in height due to the type of construction 1-A, 2-A , etc.
